United Construction was selected to lead a large-scale exterior renovation and structural restoration project for a multi-family residential property in Southwest Florida. This active project involves extensive repairs and upgrades aimed at improving long-term integrity, safety, and appearance. The scope of work encompasses both structural and aesthetic improvements for this island paradise.

Our team is managing a carefully phased construction plan to address deep structural issues, upgrade failed components, and protect the property from future environmental stress, particularly relevant in our local coastal climate.

This project demands a combination of structural expertise, precision craftsmanship, and strategic project management. With multiple scopes in progress simultaneously, we coordinate with engineers, specialty trades, and materials suppliers to ensure milestones are met on time and within budget.

Our current scope of work with this project is as follows:

Window & Slider Replacement: Installation of energy-efficient, hurricane-rated windows and sliding doors for enhanced security, insulation, and aesthetics.
Roof Replacement: Full tear-off and replacement of the existing tile and TPO roofing system to improve durability and weather protection.
Structural Column Repair: Addressing spalling rebar issues by removing damaged concrete, treating corroded reinforcement, and recasting structural columns to restore strength and code compliance.
Stucco Delamination Repairs: Removal of failed stucco layers, reapplication of base coats, and seamless finish matching to ensure building envelope integrity.
Exterior Sealing & Painting: Complete pressure washing, sealing, and painting of all exterior surfaces to extend lifespan and refresh curb appeal.
Ground Floor Breakaway Wall Rebuilds: Demolition and reconstruction of engineered breakaway walls on the ground level per FEMA coastal construction standards.
Helical Pile Installation: Strategic addition of helical piles to stabilize and support existing ground-level slabs and prevent future settlement.
Balcony Edge Repairs: Concrete repairs to slab edges, addressing cracking, spalling, and water infiltration at all exposed balcony areas.
Lanai Waterproofing & Enclosure Replacement: Full waterproofing of lanai balconies, removal and replacement of screen enclosures and railings for resident comfort and safety.
Post-Tension Cable Repairs: Structural assessment and PT cable repair within concrete slabs to ensure safe load-bearing capacity and compliance with engineered designs.
